
Twelve Thirteen
Twelve Thirteen is a Homekey, Round 2 project, made up of 95 units of Permanent Supportive Housing for individuals experiencing homelessness with a disability or those experiencing chronic homelessness.
Formerly Studio 6 Merced, this property was rehabilitated under the City of Merced’s Homekey application in collaboration with developers UPholdings and RH Community Builders. This project opened as of December 2023 and reached 100% occupancy for the first time in June 2024. Twelve Thirteen continues to be managed and operated by UPholdings.

Twelve Thirteen was rehabilitated under the City of Merced's Homekey Round 2 funding application. On-going rental assistance for tenants are provided through a number of different programs. This includes, but is not limited to the Merced City and County Continuum of Care, Behavioral Health & Recovery Services, Housing and Disability Advocacy Program, Public Housing Authority, and more.

Placement at Twelve Thirteen is based on availability. Eligible clients are referred to this project from the Merced CoC Coordinated Entry System (CES). Clients are referred to the CES through local homeless service providers that serve as an access point.

Twelve Thirteen is a Permanent Supportive Housing project created for long-term living. Clients sign a lease with the property and can stay and receive services as long as they adhere to the terms and conditions.
